Office Buildings & Multifunctional Complexes

Olomouc is a strategic location attracting investors/corporations in the area of business shared services (BSS), outsourcing and other activities of an administrative nature. According to the ABSL survey, the city is going to play a key role in the BSS development in the Czech Republic.

This is not only due to Olomouc’s strategic location in the centre of Moravia, but also thanks to its excellent transport connections to major cities in the country and abroad, a wide offer of premises suitable for non-production industries – high-grade office complexes (54,000 m2 of state-of-the-art office space), highly qualified and skilled workforce, a high number of university graduates with foreign language education (i.e. a high potential BSS workforce), and substantially lower costs as compared to Prague. Currently, there are over 15 BSS international centres that employ about 5,000 people in Olomouc – they belong to the Olomouc Region’s major employers. The investors in strategic services can receive valuable government incentives provided they meet specific requirements, and more. The process is administered by the CzechInvest Agency. Skilled and Motivated Workforce

In terms of the workforce, the City of Olomouc and its vicinity are renowned for relatively high numbers of secondary school graduates in fields such as economics and administration while, on the other hand, demand for ‘office jobs’ has long been higher than offer from local companies. In addition, the City boasts remarkably large numbers of graduates and students with excellent language skills. About 2,000 students graduate annually from Palacký University of Olomouc, at which almost twenty foreign languages are taught. The total number of university students in the Olomouc Conurbation, including the private Moravian College of Olomouc and the Přerov-based College of Logistics, is more than 22,500.

Current Offer of Office Spaces

Several high-grade office complexes for reasonable prices are currently available in Olomouc – some of them newly built, some located in reconverted premises, with others in a pipeline. As of now, about 4,000 m2 of office space are available for rent in the city. Another 30,000 m2 should be developed by 2020. All of them are located in the immediate neighbourhood of the historical downtown and easily accessible by public transport or by car via the motorway from Brno, Ostrava and Prague. Potential investors will surely appreciate lower costs of commercial space renting as compared, e.g., to Prague. The monthly rent varies from EUR 8.50 to EUR 9.5 per square meter in the Olomouc Region.

Opened in 2013, the CPI City Center Olomouc the state-of-the-art multifunctional complex is situated close to the railway station. It consists of the four-star Clarion Hotel and two adjacent buildings that house office space and shops. They are connected with a large congress centre for up to 1,400 people located inside the block. Most offices are currently used by Raiffeisenbank.

  • ‘Nová Envelopa’ – offices for sale or rent (yet unimplemented)

Not far from the above complex, a new office centre will be erected on a vacant plot at Kosmonautů Street crossroads. Called ‘Nová Envelopa, the premises will consist of two well-designed six-storey buildings of class ‘A’ office spaces for sale or rent. The ‘Nová Envelopa’ complex will be located very close to the currently developed ‘Šantovka’ district.

  • ‘Šantovka’ an office park designed as part of the zone development, stage 3

The new City district of Šantovka has been gradually developed on the former premises of the abandoned MILO company. The ‘Šantovka’ shopping mall was completed in the autumn of 2013, designed by the renowned London-based Benoy design studio. The ‘Šantovka’ residential area will be erected as part of the stage 2 and the office park should follow as the stage 3. Co-financed by the Switzerland Grants, a new tramline track that runs from the City centre to its southern districts and intersects the area was recently completed.

  • BEA Centrum –  office spaces for rent situated in unique premises

The BEA Centrum is a modern office centre at Kosmonautů Street. Its several buildings including a 18-storey ‘tower’ offer state-of-the-art office spaces for rent, particularly suitable for accelerating businesses, notably small and medium sized innovation-oriented enterprises focused on the project management, research and development, technology transfer, and business innovation.

Completed in May 2014, the Silo Tower Olomouc is a remarkably designed office centre located near the downtown. The glass-paned offices built into a former silo offer a special view of the City centre.

Prestigious offices and shops can be established in the historical Salm Palace, a recently completely reconstructed building in the very centre of the City, on the Upper Square (Horní náměstí).
